Kostenlose Trolley auf Anna Maria Island

Auf Anna Maria Island liegt nichts wirklich weit entfernt, aber immerhin streckt sich die Insel doch ca. 20 Kilometer von der Nordspitze bis zum Südende. Eine fantastische Einrichtung ist die kostenlose Trolley, die täglich von 6 bis 22.30 Uhr die gesamte Insel abfährt. Jede 20 Minuten hält eine der fünf in Betrieb laufenden Trolleys an eine der vielen Haltestellen entlang der Hauptstraßen der Insel. Die Haltestellen sind in der Regel nur 2 Blöcke voneinander entfernt. Besonders anläßlich der vielen Festivitäten auf der Insel, wenn nicht ausreichend Parkplätze in Nähe der Veranstaltungen zur Verfügung stehen, bietet die Trolley eine gute Alternative. Fahrräder können ebenfalls transportiert werden. Diese werden einfach vorne an entsprechende Trägervorrichtungen eingehängt. 

Wichtig ist zu wissen, dass die Trolley im Bereich der 53. bis 81. Straßen in Holmes Beach in Nordrichtung entlang des Marina/Palm Drives fährt, währenddessen die Route Richtung Süden entlang des Gulf Drives läuft. Bei allen anderen Streckenabschnitten läuft die Route auf der Hauptstraße “Gulf Dr” bzw. “Pine Ave” in Anna Maria. Endstationen sind das historische City Pier in Anna Maria und Coquina Beach am Südende der Insel. Dort kann man in eine weitere Trolley, die über Longboat Key bis zum St. Armand Circle fährt, umsteigen. Aus Budgetgründen wird diese Tour jedoch voraussichtlich nur bis zum 31.12.2010 angeboten.

Müllabfuhr auf Anna Maria Island

Aufgrund des warmen Klimas in Florida werden in Anna Maria Island mehrmals die Woche die Mülltonnen geleert. Auf den ersten Blick kann es etwas verwirrend werden, aber hier eine Auflistung der einzelnen Mülltage in den verschiedenen Städtchen:

Anna Maria City
Montag:    Hausmüll (grüne Tonne) und Recycling (blauer Container)
Wednesday:  Gartenabfall

Die Mülltonnen dürfen frühestens am Vortag um 17 Uhr an den Straßenrand gestellt werden, um geleert zu werden. Leider kommt es immer wieder zu Schwierigkeiten, wenn der Müll bereits Tage zuvor herausgestellt wird. Mittlerweile werden Strafen bis zu $250.– täglich von den Städten erhoben, falls es zu wiederholten Verstößen kommt.

Die beste Regelung für Eigentümer ist einen zusätzlichen Service bei der Firma “Waste Management” zu bestellen. Dabei handelt es sich um den “Back-Door-Service”, d.h. die Mülltonnnen werden von ihrem normalen Standort auf dem jeweiligen Grundstück geholt, geleert und wieder zurückgestellt. Dieser Service ist für $3.– pro Monat erhältlich und wird von Island Real Estate dringend empfohlen, in Anspruch zu nehmen. Für den Wert von nur einem Strafticket in Höhe von $250.– würde man 80 Monate Back-Door-Service bekommen……

Anna Maria Island ist zwar für ihren gemächlichen und altfloridianischen Lebensstil bekannt, was aber nicht heißt, dass die Insel nicht mit der neuesten Technik mithält. Einige Geschäfte bieten kostenlosen Internetzugang an. Hoffentlich brauchen Sie diesen nicht für Arbeitszwecke, denn schließlich sind Sie ja hier im Urlaub….

Island Real Estate of Anna Maria Island kann sich mit ausgezeichneten Angestellten rühmen. Viele Mitarbeiter arbeiten seit mehr als 10 Jahren bei uns. Carol Bernard und Kacey Freeman gehören dazu. 

Carol Bernard ist unsere Managerin der Ferienabteilung und führt diesen Bereich unserer Firma souverän und mit reichlicher Erfahrung. Fragt man sie, wie lange sie schon für Island Real Estate arbeitet, kommt als Antwort: “Seit Frank”. Sie wurde vom Eigentümer unserer Firma Frank Davis als junge Dame für die Rezeption eingestellt, arbeitete später als Franks Assistentin, half ihm bei der Führung mehrerer seiner Ferienobjekte und stieg schließlich zur Managerin der Ferienabteilung von Island Real Estate auf und hat die Übersicht auf ca. 200 Feriendomizile. Carol feierte 2009 ihr 15jähriges Arbeitsjubiläum mit uns und wir gratulieren sehr herzlich dazu.  

Kacey ist eine unserer unschätzbaren Mitarbeiterin in der Ferienabteilung. Seit 10 Jahren arbeitet Kacey unermüdlich bei uns. Sie wurde von Carol eingestellt, begann wie Carol selbst erst in der Rezeption und arbeitet nun Seite an Seite mit Carol.

Investieren auf Anna Maria Island

Anna Maria Island single residential real estate even after our 2006-2007 correction appreciates at 10% year over year on average.  So if you can find an investment that pays for itself through vacation rentals, life is really good!  Right?

On Anna Maria island vacation rentals are extremely popular.  Anna Maria Island is located on the Gulf Coast of Florida and there are two buildings above 37′ and that is it…no more.  So no chain hotels which lends itself to an very good vacation rental market.  We have seven miles of Gulf Coast and about two miles of the Tampa Bay Coast and the island at its widest point is about 10 blocks.

Currently there is a 4-5 bedroom on the market for $425,000.  It’s  2 blocks to the Gulf which means it should rent fairly well.  There is no pool but a GOOD pool would cost $40k and furniture, fix up would be another $50k….so up front capital of $80k down, and $90k for pool etc…$325,000 mortgage should be about $2,000 per month, property taxes $6k/yr, insurances $5k/yr, op costs $500/month.  So, carry the one, hmm, hmm, yup if I did my math correctly $3400 expenses per month including DEBT expenses.

Now for gross income.  The gross income on similar properties would be at least $55k with an UPSIDE of $65k minus a commission of 20% for management.  Lets remain conservative, income AFTER commission = $44k.  Income per month ——-$3666 per month.  Ta Da!!!

So, expenses per month INCLUDING DEBT service = $3400
NET Income per month                                         = $3666

Lets just call it break even.  

In summary, for $170k in capital you too can create a 10% deferred savings account of $1,100,000 that you can cash out in 10 years.  That’s almost 6.5 X your original investment of $170k!  Boy who doesn’t love Real Estate!!!
